Registration for Goloventzitz Project in Ramat Beit Shemesh Begins

The Goloventzitz project for the construction of 1,500 housing units for chareidi residents in Ramat Beit Shemesh Alef got under way last week after all of the necessary permits — including approval from the Antiquities Authority — were obtained. Atty. Meir Mizrachi, who is handling the taxes involved in the project, estimates the first residents should be able to take up occupancy within two years. The foundation reports have already been submitted and planning is currently in its final stage as contractors prepare to break ground.
The first phase calls for the construction of 1,500 ground-floor units to be sold in two groups of 750 ground-floor units each. A high-ranking source in the purchasing group told Yated Ne'eman that prices would be below the average prices in Ramat Beit Shemesh Alef, saying he estimates that three-room apartments will sell for NIS 650,000 ($175,000).
The investors, an established group of Swiss entrepreneurs with financial strength headed by R' Oscar Rubinfeld, acquired an option to purchase land from the Goloventzitz brothers. Accountant Mr. Moshe Leon, who formerly served as director-general of the Prime Minister's Office and now serves as director and consultant to a number of large firms, chose Diur Berama as the company to supervise the project as the purchasing group forms and the apartments are marketed. He appointed Atty. Tzvi Agmon as the project's legal consultant.
Negotiations are currently under way to arrange affordable financing terms for the Diur Berama project, with easy mortgage plans for apartment buyers and opportunities to make additional financing available.
HaRav Avrohom Yaakov Cohen, a moreh tzedek in the beis din of HaRav Nissim Karelitz shlita, has been chosen to head a resident's acceptance committee.
